The Challenge

Ivy Tech's downtown Indianapolis campus — the system's largest — needed a transformation to meet the demands of Indiana's healthcare, manufacturing, and technology workforce. Aging facilities across multiple buildings required modernization while keeping classes running and students on track.

Our Approach

MVGeneral embedded a project engineer on the Pepper Construction team, providing hands-on construction management through the execution phases — processing submittals and RFIs, verifying field measurements and as-builts, directing subcontractors, and maintaining clear communication with the owner and architect on project status, budget, and schedule.

The Results

The renovated Illinois Fall Creek Center reopened for the spring 2026 semester as a centralized hub for nursing, health sciences, and student services — delivering a modern, collaborative campus environment that positions Ivy Tech students closer to the workforce opportunities that matter most.

A Campus That Matches the Mission

Ivy Tech Community College serves more students than any public postsecondary institution in Indiana. Their downtown Indianapolis campus is the system’s largest — and it needed to reflect the caliber of the programs it houses and the students it serves.

The Ivy Tech Indy “Reimagined for the Future” initiative is a $38 million capital renovation funded by a $33 million appropriation from the State of Indiana General Assembly and a $5 million fundraising effort by Ivy Tech. The goal: transform aging downtown facilities into a modern, student-centered campus built for the future of healthcare, manufacturing, and technology education.

The Challenge

This wasn’t a simple refresh. The scope encompassed approximately 200,000–250,000 assignable square feet of partial renovations across four buildings on the downtown campus at 50 W. Fall Creek Parkway:

  • IFC — Illinois Fall Creek Center
  • NMC — North Meridian Center
  • GLICK building
  • LRC — Learning Resource Center

Two additional buildings — Fairbanks-Lawrence and the North Illinois Center — were slated for divestiture, consolidating the campus footprint and reducing recurring operational costs. Every phase of construction had to be coordinated around an active academic calendar, with students and faculty occupying adjacent spaces throughout.

Four Guiding Principles

The project team organized the renovation around four priorities that shaped every decision:

  1. Centralize Student Services — Consolidate all student services into a single, intuitive location with clear wayfinding and a designed arrival experience
  2. Optimize Space for Operational Excellence — Divest underperforming buildings, eliminate redundancies, and reduce maintenance costs across the campus
  3. Create State-of-the-Art Nursing and Health Science Facilities — Purpose-built spaces that capitalize on proximity to downtown clinical sites, internships, and workforce partners
  4. Invest Strategically in Existing Buildings — Prioritize renovations where they matter most, establishing a model for future campus investment

Our Role

MVGeneral embedded a project engineer directly on the Pepper Construction team, providing hands-on project engineering support through the execution phases of the renovation. Pepper Construction served as construction manager on the initiative, with design led by GMB Architecture + Engineering and engineering and interior design support from JPS Consulting Engineers and McGee Design House.

Our PE’s day-to-day responsibilities on this project included:

  • Submittal and RFI processing — Managing the documentation flow between the field, the owner, and the design team
  • Field verification — Verifying field measurements and maintaining accurate as-built documentation
  • Subcontractor coordination — Communicating with and directing subcontractors to keep work on track
  • Owner and architect communication — Providing clear, consistent updates on project status, budget, and schedule
  • Quality reporting — Processing quality reports to ensure work met project standards

On a $38 million, multi-building renovation with an active campus, reliable execution-level management is what keeps the project moving. That’s the role MVGeneral filled.
